CRE outperforms the S & P 500 over extended periods by up to 2x - in the public and private markets. For example, an investor can receive an 8-9% annual return from stocks but up to 15% cash flow from CRE over the same period.
Tangible Assets
Real estate is a tangible asset. Unlike stocks, which can be worth a lot one day and nothing the next, real estate will always have an intrinsic value from the building and the land.
